Specialty-trade subs: your pay app shouldn’t eat up your office’s week.
Monthly billing takes hours to assemble. A missing document or mismatched amount can push your billing into next month.
Your crew did the work. Now your office has to pull together the schedule of values, change orders, stored materials, lien waivers, and backup documents — all in the format your GC requires.
SubPacket handles the packet assembly.
We take the figures you provide and certify, organize the required forms and attachments, and deliver a complete packet for you to review, approve, and submit before your GC’s cutoff.
You own the numbers. You approve the packet. We handle the paperwork.
Every GC wants the pay app done a little differently.
The schedule of values doesn’t match the latest change orders, and someone has to track down the difference.
The lien waiver amount is wrong, a backup document is missing, or the stored-materials paperwork isn’t attached.
Your PM has the job details. Your office has the billing deadline. Getting everything together takes more chasing than it should.
A packet gets kicked back near cutoff, and you’re scrambling to fix it before billing closes.
The work is hard enough. The paperwork shouldn’t be another job.
How SubPacket works
Send us your last packet and your GC’s instructions.
Send your most recent pay application, the GC’s billing requirements, and the forms you’re expected to use.
We look at how your project is billed, what backup is required, and where the paperwork needs to match.
We build your billing setup.
We organize your schedule of values, map the GC’s forms, and build a billing calendar around the required cutoffs.
For Texas projects, we also flag potential notice dates for your review. We don’t determine legal deadlines or give legal advice.
Your monthly packet arrives ready for your review and submission.
Each billing cycle, you send your updated figures, change orders, stored-materials information, and required backup.
We assemble the pay app, line up the supporting documents, and return the packet in the required format.
You check the figures, approve the paperwork, and submit it to your GC.
No sharing portal passwords. No handing over certification of your billing.

Request a Final Retainage PacketWhat we never do
We never certify your numbers.
Your company supplies, verifies, and certifies all billing figures. We assemble the documents from those figures. We do not independently verify the work performed or amounts earned.
We never log into your GC portals.
We don’t need your Textura, GCPay, Procore, or other portal credentials. We prepare the paperwork for your team to submit.
We never file liens or give legal advice.
We can flag potential Texas notice dates for your review, but we don’t determine your legal rights, prepare or file liens, send statutory notices, or advise you on legal deadlines. Your attorney handles legal questions.
You approve every packet.
Nothing goes to a GC without your review and approval. Your company remains responsible for the figures, certifications, signatures, and submission.
Our on-time delivery guarantee
If we miss our committed delivery date, that month’s packet is free.
When you’ve provided the required inputs on time, we commit to delivering your monthly packet ready for review and submission 5 business days before your GC’s cutoff.
If we miss that date, you don’t pay for that month’s packet.
That’s our process guarantee.
It isn’t a promise that your GC will accept the packet, approve the billing, or pay by a particular date.
We stand behind the work and the delivery date we control.
Founding firms: your first Project Kickoff is on us.
We’re opening SubPacket to our first 6 firms.
Those firms get the $299 Project Kickoff fee waived on their first project.
You get the same schedule-of-values setup, GC form mapping, and billing calendar without the usual Kickoff charge.
Monthly Packet and Final Retainage Packet pricing remain unchanged.
We’re starting with a small group so we can work closely with each firm’s billing requirements while establishing the service.
No made-up track record. No promise that your GC will approve anything. Just a defined service, clear prices, and paperwork assembled for your review.

What do you need from us each month?
Your updated billing figures, schedule-of-values information, approved change orders, stored-materials information where applicable, required backup documents, and any new GC instructions.
You also confirm the billing cutoff and certify the figures you’re submitting.
We use that information to assemble the packet. We don’t create or certify quantities, percentages complete, or amounts owed on your behalf.
What if our GC uses Textura, GCPay, or Procore?
That’s fine, with a clear boundary.
We use the billing instructions and applicable forms you provide to prepare the supporting packet for your team.
We do not log into those systems, enter billing on your behalf, or press Submit.
If your GC requires information to be entered directly into a portal, that entry stays with your team.
Who checks the numbers?
Your company does.
We look for apparent mismatches between the figures, forms, and supporting paperwork you’ve supplied. But we don’t independently verify job progress, quantities installed, contract balances, or the accuracy of the underlying figures.
Your authorized person checks and certifies the numbers before submission.
Can we pause between jobs?
Yes.
The Monthly Packet service is billed per active project. When a project is no longer in active monthly billing, you can pause that service between projects.
You’re not required to keep paying the monthly project fee while waiting for another job.
What if our GC changes the forms or billing instructions?
Send us the updated requirements.
We’ll review what changed and identify what needs to be reflected in the packet. Your team remains responsible for confirming the current GC requirements and providing the necessary figures and documents.
We don’t guarantee GC acceptance, but the packet is assembled against the instructions you supply.
What does the free Billing Packet Leak Check commit us to?
Nothing.
You send your most recent pay app and the GC’s billing instructions.
We send back a scored gap report within 3 business days.
You can use the findings yourself, hand them to your office manager, or ask us to handle future packet assembly.
No call required. No contract. No obligation to purchase.
Get your next pay app off the assembly pile.
Start with the packet you’ve already submitted.
You don’t need to change how you run your jobs. You don’t need another portal. And you don’t need to hand over control of your billing.
Just send us your most recent pay application and your GC’s billing instructions.
We’ll show you what’s missing, what doesn’t appear to match, and what may need attention before your next cutoff.
